Home Information Pack

From 1st June 2007 the law will insist that, before a home is offered for sale, the vendor must prepare a Home Information Pack (HIP). This will contain all the relevant information for the buyer, including a mandatory Energy Performance Certificate (EPC), which applies to your heating system. Your heating system will be assessed using the UK�s Standard Assessment Procedure (SAP) for dwellings. Its performance is rated in terms of the energy use per square metre of floor area, energy efficiency based on fuel costs and environmental impact based on Carbon Dioxide (CO2) emissions. The energy efficiency rating is a measure of the overall efficiency of a home. The higher the rating the more energy efficient the home is and the lower the fuel bills will be. The report will also make recommendations on how to improve the overall efficiency of your home and how you can lower the impact on the environment.
